A'Raya Mixed-use Development Project aims to revitalise the Royal Academy for Administration into a world-class training facility, augmented by developing a premium 4 Star hotel and lifestyle retail complex. A'Raya is one of the most prominent locations in Muscat, with direct access to the main road and surrounded by the Ministries area.
ASAAS has taken on the redevelopment cost of the Academy in exchange for the right to develop the remaining land for commercial use. Pioneering Public-Private Partnership (PPP) projects in Oman, ingeniously designed to maximise the gains of the private sector whilst removing the need for government funding for public premises.
Project Components: * The vast training centre and offices make up 9000 sq. m, catering to 20,000 delegates annually, and a 6,500 sq. m landscaped area complete with a car park of 120 spaces. * The 4-Star Hotel, managed by Deutsche Hospitality, has Ground plus five floors, with 273 keys equipped with a fitness centre and a parking capacity of 165 +21 Valet parking. * The Retail Space with BUA of 14,778 sq. m and GLA of 9,039 sq. m and 46 Units. * This Lifestyle themed development includes mixed tenants of anchors, F&B service retails, and line stores with 230 + 36 Valet car park spaces.
A’Raya Ballroom with space 1739 sq. m – a multi-purpose hall- can accommodate up to 1200 people and 70 car parking.
