Bespoke Property Management Services Ltd was set up in 2015 by Caroline Cox following contact from previous clients who felt they were not getting the same service and consideration as they had under Caroline's management.
BPMS Ltd has been set up to provide a common sense, cost effective approach to Property Management.
Each development is assigned a property manager that will take an active role in managing the development. They will attend the development at least every 3 months and will liaise closely with the development Directors and on-site maintenance contractors to ensure any issues are dealt with correctly in a timely manner. If major works are required a minimum of 3 quotes will be obtained to enable a discussion between the Directors and Property Manger. Our developments are entitled to 3 evening Directors meetings per year as standard but if additional meetings are required due to major projects this can be arranged.
We understand the the monthly service charge can be one of the biggest costs next to any mortgage payment and council tax so it is important that it is is set at the correct rate to allow the development to be run correctly without setting it too high which could have a knock on affect to any resale potential/profit from renting out the properties.
Our aim is to run the developments as we would want them run if we owned on them. This means we want the developments to stay at a good standard without spending money unnecessarily. We take great pride in the developments and are gratified by seeing the difference our proactive approach has made to our developments.
Unfortunately too often Managing agents start out well and then the service slips as they rely on the apathy and lack of knowledge of leaseholders to go out there and find a better deal - fortunately there is a growing trend of owners taking a proactive approach to removing under performing agents.
