We work primarily with private investors, finding them off-market properties/commercial assets to renovate and sell, we aim to deliver returns of over 20% once the project has been has been completed. Winchmore Properties has partnered with a family office, design and renovation team, architect and top real estate agency to make the process from purchase, renovation and sell quick and efficient. Our main aim is to purchase pre-auction distressed real estate assets directly from banks and administrators, at a price 40-50% below market value. The assets are purchased solely to be refurbished to maximise their resale value. The investments are made with our focus solely on the purchase price and resale value in order to achieve the highest returns in the shortest time possible. Investment Criteria • Barcelona centre & suburbs • 60-100m2 (keep renovation costs low and statistics show most popular size amongst buyers) • 2/3 Bedroom Apartments • Purchase Price Between €60,000 - €200,000 • Resale value of €150,000 - €400,000 (largest democratic of buyers fall in this range) We decide to invest based on market value, sold prices, area, property type, construction type & property history provided by our partners using Spanish Land Registry data. In addition, our local agent partners advise us of the investment appeal. We have access to sales data from all of Spain so we can accurately find the market value and sales appeal on each property.
