The NETLease Corporate Real Estate ETF (NYSE: NETL) seeks to track the performance before fees and expenses of the Fundamental Income Net Lease Real Estate Index (NETLXT). NETL seeks to provide investors access to sustainable income with identifiable growth through investments in Net Lease REITs. Net Lease REITs are a segment of the real estate sector that focus on leasing properties to single tenants under net leases wherein the tenants are responsible for the payment of most, if not all, operating expenses including property taxes, insurance and maintenance.
While many REIT funds contain Net Lease REITs as a part of their holdings, NETL is a pure-play in the Net Lease real estate sector giving investors access to a consistent and understandable business model. Net Lease REITs are real estate investment trusts which own portfolios of properties primarily comprised of properties leased to single tenants under net leases.
The Net Lease real estate sector is defined and grouped by lease type as opposed to a property type such as industrial, office, or retail. Collectively, the Net Lease Sector, as defined by the Fundamental Income Net Lease Real Estate Index, includes 25 companies which own more than 26,000 properties across all 50 states leased to tenants operating in a variety of industries.
