Due Diligence/Civil Manager
CurrentMy primary role involves simultaneously serving as a bridge between the Pre-Construction, Design, and Development departments for two to four Build to Rent, Cottage, and/or Urban projects. My engagement encompasses various project stages, including due diligence, entitlements, plan production, and permitting. Once these phases are completed, the Landmark Construction team takes over.- I thoroughly review and familiarize myself with Development Agreements.- I collaborate with the local Land-Use Attorney to gather insights and recommendations from Civil, Survey, Traffic, Geotech, and Environmental Consulting Engineers.- I seek and evaluate proposals from potential Consulting Engineers.- I orchestrate the execution of the Consultants' proposals.- I arrange meetings with City Officials to gather preliminary project information, addressing concerns about the project's location, potential capacity issues with water/sewer/storm systems, the general permitting process, and the projected timeline.- I engage with local utility providers to identify and address possible construction-related challenges.- I identify necessary Construction-related easements, such as R.O.W., crane swing, tiebacks, etc.- I pinpoint potential off-site improvement requirements involving utility upgrades and traffic enhancements.- I am responsible for developing and maintaining preliminary Pre-Development schedules.- I communicate any potential pricing issues related to construction.- I relay potential design-related programmatic changes.- I coordinate code reviews to identify elements impacting development, including building setbacks, streetscape requirements, buffers, and access criteria.- Ensuring efficient information flow, I oversee the distribution and organized storage of due diligence reports, civil plan sets, and comment responses from Authorities Having Jurisdiction (AHJs), ensuring that the most up-to-date versions are accessible to the project team.
