• As a loan underwriter, I review loan applications submitted by loan officers using automated underwriting systems (AUS) such as Desktop Underwriter (DU) or Loan Product Advisor (LP). These systems help me evaluate the borrower’s eligibility and creditworthiness based on the loan type, amount, and purpose.• I verify the borrower’s information using various sources such as credit reports, tax returns, bank statements, and pay stubs. I check the borrower’s credit history, income, assets, liabilities, and other relevant factors that affect their ability to repay the loan.• I calculate risk factors using appropriate tools and formulas such as loan-to-value (LTV) ratio, debt-to-income (DTI) ratio, and credit score. These factors help me measure the borrower’s risk of default and the lender’s risk of loss.• I approve or deny loan applications based on established criteria and guidelines from Fannie Mae and Freddie Mac.• I document and communicate my loan decisions and conditions in the system and to the loan officers and borrowers. I explain the reasons for my approval or denial and the terms and requirements for the loan. I also provide feedback and suggestions for improving the loan application if needed.• I resolve any issues or discrepancies that arise during the underwriting process. I contact the loan officers, borrowers, or other parties involved to clarify or correct any missing or inaccurate information. I also follow up on any pending or outstanding conditions or documents that are required for closing the loan.• I underwrite loans with high accuracy and efficiency within tight deadlines. I ensure that I comply with all the applicable laws, regulations, and policies that govern the lending industry. I also maintain a high level of professionalism and customer service throughout the process.
