I am an elected representative for the body corporate, which is the primary governing entity of this sectional title scheme. My role encompasses a broad range of responsibilities, for example (with the support of my managing agent) to lead meetings of the body corporate and ensure that they run smoothly, fairly and according to the prescribed rules. Together with the assistance of our scheme’s managing agent, I oversee the management and administration of the common property, as well as the enforcement of scheme's conduct rules.As such, in conjunction with the body corporate’s elected trustees, we are responsible for ensuring that all rules of the scheme are adhered to. Other activities include liaising between owners, ensuring effective management, maintenance, and resolution of issues related to common property and individual sections of the scheme. Importantly, I also ensure that the body corporate fulfils its financial obligations, such as maintaining a sufficient budget, levying contributions, and managing funds. I take a direct hands-on role in all projects involving significant capital expenditure—for example, the rollout of smart water meters to all units, the upgrading of facilities, and the implementation of suitable backup power contingency measures to mitigate the impact of Eskom's ongoing loadshedding.As chairperson, I do not have unilateral decision-making authority—this is done in collaboration with the trustees, and at times, by member support obtained at Annual General Meetings. We make decisions and implement actions that benefit all members of the scheme. Primarily, as chairperson, my role is therefore essential in coordinating, regulating, and maintaining a functional and harmonious living environment within the Capstone Gardens sectional title scheme.

Under my leadership, it was my regional team’s responsibility to train all store supervisory and management staff on how to effectively use the information technology based system — a ‘peaks and valleys’ turnover-mapping philosophy that employed the optimal use of store’s part-time workforce in order to match trading conditions thus saving on staffing costs during low-turnover trading conditions. o Regularly attend national team meetings in Johannesburg, in order to assess the status of the national rollout plan.
