Lodestar Energy develops commercial and public sector, DG and small utility-scale solar PV projects. Over the past five years, our team has worked with utilities, school districts, cities, counties, states, commercial businesses, industrial clients and many others to develop more than 500 megawatts (MW) of solar projects across North America, with a value of more than $1 billion.

Assumed additional responsibilities with SunEdison’s Distributed Generation sector, building the sector’s real estate function from the ground up. Oversight of real estate development and acquisition processes for 80+ ground-mounted and parking lot canopy solar project sites for high-load commercial customers including utilities, military installations, factories, schools, prisons, etc. throughout the U.S. and U.S. island territories. Establish best practices including protocols, development budgets, site control agreements and more. Recruit, hire, train and manage a team of internal and external acquisition and development specialists.

Managed all aspects of pre-construction real estate development cycle for large-scale multimillion-dollar solar projects throughout the U.S. and U.S. island territories. Engaged and oversaw external and internal project development teams in managing dozens of projects in varied stages of development in alignment with corporate objectives. Managed site permitting and entitlements, coordinated due diligence and feasibility studies, and created and oversaw seven-figure land development budgets.- Reduced average site acquisition costs 40%+ overall (and 60%+ in one Arizona market) within one year through in-depth market knowledge and by leveraging extensive network of industry contacts nationwide to identify opportunities and negotiate favorable site control agreements on primarily unlisted sites.- Effectively spearheaded 70%+ of the Utility sector’s site selection and land acquisition activities.- Maintained day-to-day contract management responsibilities for 70%+ of the Utility sector’s in-escrow land positions.- Devised creative solutions to resolve access, minerals, jurisdictional and other issues, enabling the company to develop dozens of profitable projects. Rescued multiple at-risk projects including two sites absent legal, insurable access and by obtaining surface non-disturbance agreements over minerals estates on 10+ sites.- Performed extensive risk mitigation, reducing company’s potential liability by untold millions through identifying fatal flaws or other impediments to development early in the site investigations cycle.

Managed acquisitions, development, dispositions and day-to-day decision-making of multiple residential and commercial real estate investment properties including a retail strip center, a quasi-custom home, multiple residential investments and more.

Rapidly established reputation as a top commercial real estate producer in the region, with $45MM in listings at one point in 2008 despite a small and economically-downtrodden local economy. Selected to assume additional responsibilities managing diverse successful real estate development projects. Engaged as an owners’ rep in overseeing development projects and performing due diligence, creating new CC&Rs (covenants, conditions and restrictions), negotiating sales and leases and establishing market valuations.- Led permitting and entitlements for Lancewood Plaza, Rifle, CO’s first mixed-use development – a 33,000-sq.-ft. retail and residential project with 21 residential units and 12,000 sq. ft. of demisable commercial space.- Created a PUD (Planned Unit Development) for Lancewood Plaza, later used as a model in the city’s adoption of its first mixed-use zoning designation.- Increased market valuation of Rifle, CO’s Creekside Plaza by 300% after overseeing a complete renovation of the 4-building shopping center as both owner and owners’ rep. Divided 13,500 sq.-ft. single-use property into separate retail spaces; oversaw interior and exterior work and extensive renovation of the remainder of the center. Supervised tenant finish work and leasing efforts.
