Project: - Oasis Mall Juffair, Oasis Mall Riffa Mall & Oasis Marina Mall, BahrainAs a Head of Properties for all three Malls, I was responsible to strategically select brands for an optimal mall tenant mix. I had to coordinate leasing agreements with all 3 mall managers, negotiate favorable terms with the tenants, and ensure seamless handovers. Maintain financial records, manage leases and CAM charges, and implement targeted marketing strategies. Develop budgets, conduct variance analysis, and maximize rental revenue. along with setting KRAs, conducting performance reviews, and implementing sales strategies for renowned brands. Explore business expansion opportunities for the Landmark Group in Bahrain.Successfully opened major anchor and inline stores at Oasis Mall, Juffair within four months, contributing to the mall's growth by attracting retailers and enhancing the shopping experience.

In my role, I support the Centre Head in overseeing daily mall operations to ensure efficient and seamless functioning. I coordinate with maintenance, housekeeping, and security teams to maintain the mall’s infrastructure and facilities at high standards. Additionally, I monitor operational budgets closely, implementing cost control measures to optimize efficiency.I serve as the primary point of contact for tenant inquiries, requests, and concerns, providing prompt and effective resolutions. I also manage tenant move-ins and move-outs to ensure smooth transitions and support positive tenant relationships by facilitating regular meetings and addressing operational issues proactively.

I successfully planned and managed the pre-opening budget, overseeing procurement and implementing risk management strategies through regular inspections and audits. I played a key role in mall leasing, including store planning and zoning, and maintained detailed records of daily property operations. I supported engineering teams in executing maintenance and preventive measures for both pre-opening and post-operational phases of the mall, including marketing strategies to drive footfall. Additionally, I designed organizational structures with defined KRAs, developed CAM charges, and coordinated store fit-outs. In FY 2018-19, we achieved profitability through effective budgeting and cost optimization. I also negotiated contracts with vendors and outsourced agencies, supervised staff, and conducted performance evaluations.

I managed pre-opening and post-operational activities for two L&T properties (Punjagutta and Irrum Manzil malls), overseeing all aspects of operations and retail leasing. Within six months, I achieved 60% occupancy for Punjagutta, while Irrum Manzil, in the handover stage from the L&T project team, saw milestone openings with Decathlon and the city’s first PVR 4-DX Cinema. Occupancy at Irrum Manzil reached approximately 45% within five months following these launches.I was responsible for the planning and installation of all directional signage and managed the handover of technical equipment, including DG sets, plant rooms, fire safety systems, pump rooms, and bus bar testing through to final commissioning.To engage the community, I planned and executed successful events like Zumba sessions and a city-wide cycling marathon in partnership with Decathlon’s marketing team, as well as festive activities during Ugadi and other local Telangana celebrations to boost footfall and enhance the customer experience.

I planned and executed ATL and BTL marketing activities, achieving the highest footfall for the mall during FY 2016-17. I managed comprehensive mall operations, resolved all pending lease renewals and agreement amendments, and maintained strict oversight of the P&L. Working closely with the finance and operations teams, I promptly recovered utility overdues. Additionally, I ensured timely servicing of essential technical equipment to optimize mall functionality. To manage peak traffic during weekends and holidays, I implemented an effective traffic diversion strategy. I also enforced strict budget controls and financial monitoring to prevent overspending and manage cash flow effectively. To maintain smooth operations, I established a regular maintenance schedule for HVAC systems, elevators, and other critical infrastructure, reducing the risk of breakdowns.

I successfully managed the pre-opening and post-operational phases of DLF Cyberhub, one of India’s premier food and retail destinations. Following my promotion, I was entrusted with overseeing the project from inception, which involved managing all civil works and procuring equipment in accordance with the Bill of Quantities (BOQ). My responsibilities included the installation of the PNG gas pipeline, tile fixing in common areas and washrooms, signage and totem pole installation, parking equipment setup, landscaping, and implementing a mist cooling system and AHU fans. In addition to managing snagging and de-snagging processes, I prepared regular reports on mall performance metrics, including foot traffic, sales trends, and customer feedback, to support strategic decision-making. After the successful opening of several high-end food and beverage operators—such as SOI 7, Raasta, Imperfecto, Smaaash, and Chumbak—we observed a significant increase in foot traffic. Furthermore, I completed advanced safety training with the British Safety Council and assisted the leasing team in securing agreements with major F&B operators at DLF Cyberhub.

I managed to assist the Mall Manager in the day-to-day operations of the mall, ensuring efficient functioning and a high standard of service across all departments. I build and maintain positive relationships with tenants, addressing their needs and concerns promptly to foster a collaborative environment. I support marketing initiatives to drive foot traffic and sales, including planning promotional events, managing social media campaigns, and coordinating with marketing teams. I oversee the maintenance and cleanliness of the mall, coordinating with maintenance and housekeeping teams to ensure a safe and pleasant shopping environment. I also assist in budgeting and financial reporting, monitoring sales performance, and managing expenses to achieve financial targets. I ensure exceptional customer service by implementing policies and training staff to enhance the overall shopping experience for visitors.

As the Food Court Manager at DLF Promenade Mall in Vasant Kunj, New Delhi, I effectively oversaw all aspects of food court operations. I successfully organized engaging weekend events, such as live bands and karaoke nights, which significantly boosted foot traffic and sales for our food and beverage tenants. I monitored the fit-out work of new F&B stores, managed cash collections, and prepared detailed sales reports, consistently providing updates to senior management. Additionally, I conducted safety audits across all stores to ensure compliance with health and safety standards, while delegating cleaning responsibilities to housekeeping supervisors on a daily, weekly, and fortnightly basis. Subsequently, I was entrusted with additional responsibilities, including overall security management and utility recovery for all mall tenants.

I am responsible for overseeing daily operations across multiple restaurant locations within my assigned region, specifically at DLF Saket and DLF Promenade Mall. My role involves ensuring that each store consistently meets brand standards in service quality, cleanliness, and customer satisfaction. I closely monitor and analyze key performance indicators, including sales, customer feedback, labor costs, and inventory management, to optimize operational efficiency. Additionally, I identify and assess new locations and target markets for regional expansion, collaborating with real estate and development teams to secure sites and successfully manage new store openings.

I completed a 6-month industrial training program at Hotel Hindustan International, where I was honored with the Best Trainee Award and secured a position through a campus interview. During the initial 4 months, I gained experience in F&B, room service, and the housekeeping department. Subsequently, I was promoted to Banquet Captain, where I managed and coordinated the successful execution of banquets and events, ensuring seamless service and an exceptional guest experience. In this role, I collaborated closely with event planners, kitchen staff, and banquet teams to ensure every detail aligned with client expectations and brand standards. My responsibilities required strong organizational skills, effective team leadership, and a dedicated focus on customer satisfaction.
