Managing a large mixed-use portfolio (1800+ units).

Tasked with managing 2 flagship sites within South Wales.Site 1 consists of a mixed use development comprised of commercial, leasehold and freehold properties (c.1600 units). The development benefits from managed POS and multiple LEAP areas of varying equipment age ranges.Site 2 consists of a technically complex 19th Century Grade II listed, (converted), apartment building surrounded by more recently developed leasehold/freehold apartments and houses. The development is surrounded by extensive private woodlands and varied ornamental landscaped gardens.Duties include but are not limited to:- Conducting regular site inspections.- Identifying and progressing minor works- Acting as project coordinator/contract administrator on small and major works, issuing JCT contracts and appointing/liasing with surveyors where appropriate.- Ensuring H&S and compliance is in order in line with regulations for routine testing. (fire maintenance & servicing, legionnella, asbestos management, lightning protection, combined H&S FRA and GRA, fire doors etc).- Creating/agreeing service charge accounts and budgets.- Attending and chairing residents’ meetings, board meetings and AGMs. Subsequently preparing, agreeing and circulating minutes as appropriate.- Tendering maintenance contracts and monitoring contractor performance.
