I am responsible for interviewing, hiring, orienting, and training employees, and I manage their performance in accordance with JMW Property policies, values, and business practices. I gather, analyze, and interpret current market that could impact the property and implement marketing and leasing strategies to achieve and maintain occupancy and revenue goals.Control expenditures by staying within the constraints of the approved budget and managed the balance and maintenance of the petty cash fund. I oversee the lease enforcement process by approving prospective resident applications and renewal leases, conducting periodic apartment inspections, following proper notice requirements, initiate the eviction process, and impose and collect late fees and other charges as allowable and stated in the terms of the lease.I conduct regular property inspections and take appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve service issues. I ensure the property’s maintenance team complies with the JMW Properties standards when completing resident service requests.
