- Directly responsible for design, entitlement negotiations, budgeting, document development, and construction management of New Store (ground up & takeovers) and Remodels store exteriors. 75+ projects/year delivered on time and under budget. - Early involvement in New Stores – LOI/Work letter and LL negotiations with Real Estate partners, site/building survey, budgeting, AHJ entitlement process and approvals, utility and site coordination, construction management, etc.- Fully managed 7 external Arch/Struct./MEP consultants including contract negotiations, invoicing, and document development. - “Value Engineered” both New Store and Remodel prototypes providing significant cost saving/avoidance on all New Store builds and Remodels going forward.- Through partnership with other departments, co-developed several branding (both signage and exterior refresh), structural issues and maintenance programs- Identified and implemented significant process improvements to the program which provided opportunities to request additional responsibilities

- Extensive experience managing multiple simultaneous projects from preliminary design through completion on wide variety of both high-end residential and commercial projects. Frequently manage both internal and external (consultants, MEPs, etc.) teams.- Exposure to many construction and building types by working on a wide range of projects including restaurants, tenant improvement, high-end residential and multifamily developments, and many retail (small shop to big box) developments. - Work directly with clients, developers, engineers, landscape architects, construction managers, and product reps; often in a design/build atmosphere. Have successfully managed several development teams for high profile developments.- Significant experience with coordinating shop drawings, engineering data, code research (both residential UDC and commercial IBC & IEBC), and corporate prototypes- Acquired many clients and new business – strong marketing, negotiating, and networking skills and experience with contract negotiations.
