Background: Life Management grew from a small "mom's/pop's" shop, to a strong company that acquires value-add properties in SE Wisconsin. Their focus on door count left focus on other core areas untouched, and they managed to grow in size with the absence of strong systems in place.The assignment: Life Management was aware of my track record of "forcing properties to perform", and I was brought in with the intention to implement a solid set of policies and operational and financial procedures. Thus far, I have established leasing, operating, and financial reporting policies policies. I have also rebuilt their purchasing policies and procedures to reduce waste and overspend. In order for this to be possible, I rebuilt their GL mapping in Appfolio to gain the ability to see expenditures in the correct categories instead of in a few single GLs with the majority of the expenses to be "dumped" in them.Work in progress: As new systems are implemented, I have been training the ownership as well as the onsite team on best practices applicable to the new global systems.
