Each client provides us with various specific conditions unique to their establishment that we combine with varying state and local requirements. Upon evaluation of said documents ensuring proper funds paid by the borrower for all state and local tax, recording fee's, and various other fee's depending on the lender. If all documents are found to be correct and recordable and all required fee's are paid then the lender documents will then be filed. The actual paper mortgage signed by the borrowers along with any additional documents including but not limited to deeds, sub, death certificates, and riders are then sent to our shipping department to be copied The original along with recording fee's is then sent to the proper county courthouse based on where the property is located. All of the above needs to be completed within a specified amount of time as to avoid penalty fee's to either the borrower or the title management company.
