 Prepare and implement plans and procedures for the day-to-day operations of the building. Prepare and implement appropriate procurement strategies to finalise quotes and service arrangements. Plan and organize cleaning, security, and safety inspections services of the building. Implement planned scheduled maintenance for building equipment – lifts, HVAC, fire, water pumps. Manage and maintain the relationship with sub-contractors, committee members, and other stakeholders. Prepare reports for the committees and other stakeholders. Identify faults and breakdowns and organise appropriate personnel to attend. Identify and implement cost-saving strategies that can increase the value of the building. Manage admin and capital spending so that it is in line with the building’s budget as well as provide guidance and advice on preparing the budget. Manage and administer invoices and documents. Record and lodge insurance claimable damages. Ensure both non-emergency and emergency calls from commercial, residential occupants, and property managing agents are dealt with promptly. Conduct on-site auditing and inspection of the site to ensure compliance with WHS, fire regulation, and other regulatory requirements. Manage access control systems and maintain keys registry. Ensure the building’s by-laws are adhered to by all parties.
