At Dream Maker Developments my responsibilities include but are not limited to:1. Managing a portfolio of 15 Residential and Commercial realty development projects from inception to occupancy, operation and maintenance.2. Responsible for arranging Finance, Planning Studies, Development Pro-formas, Planning Applications such as; Pre-consultation, Official Plan and Zoning By-law Amendments, Site Plan Control, Draft Plan of Subdivision, Draft Plan of Condominium, and Part Lot Control Exemptions, Committee of Adjustment (COA) and Ontario Municipal Board (OMB)3. Managing all construction tasks from Preparation of Tender Documents, Bid/Tender Call, Bid/Tender Administration and Assessment, Contract Negotiations, Construction Value Engineering, Site Walk-throughs, Construction Budgeting, Project Start-up, Project General Requirements, Monthly Progress Draws, Lender Certificates, Inspections, Safety Monitoring/ Inspections, Change Orders/ Instructions, Project Close Out, Municipal Inspections, Requests for Municipal Security Release4. Executing; Tenant Occupancy, Tarion Requests, Common Element Repairs5. Working closely with internal Realty brokerage to understand; fundamentals of the pre-construction and resale markets, how to assess what products sell best in different markets, how to package a reconstruction product for sale, keys for successful pre-construction project launches.6. Coordinating with an internal Insurance brokerage for all land, development, construction, municipal related insurance policies.

At Lithos Group Inc. my responsibilities include but are not limited to:1. Development Studies and Demographics, Planning and Zoning Proposals, Construction Remediation, Municipal Non-Compliance Resolution2. Planning Applications such as; Pre-consultation, Official Plan and Zoning By-law Amendments, Site Plan Control, Draft Plan of Subdivision, Draft Plan of Condominium, and Part Lot Control Exemptions, Committee of Adjustment (COA) and Ontario Municipal Board (OMB)3. Permit Application for; New and Existing Buildings: Residential, Commercial, Institutional, Industrial, Signs. Including additions and extensions. Traffic permits, civil permits and municipal R-O-W work permits.4. Construction Management: Preliminary design and review, Tenders and Bids, Quantity takeoffs and Estimates, Procurement, Scheduling.5.
