Directed the development and preparation of logistic, phasing and quality control compliance documents to be turned over to a future CM at risk. 2003 NJEDA School Construction Program Jersey CityConstruction Executive for the first phase of Jersey City's Schools, ten year, one billion-dollar rehabilitation program. Provided initial preparation of bid and quality control documents, logistic, constructability review, value engineering, cost estimating, hazardous material remediation planning, and oversight and operational planning with joint venture partner Turner Construction in establishing the project teams for the Health and Safety phase of the work.

    As the Construction Manager, I was responsible for providing on-site construction management services as part of the SCA's $1 Billion dollar program to modernize; for the construction management of this school for the New York City School Construction Authority. Renovation and 36,000 sf. addition to a five story 80,000 sf. 1926 exiting historic school while fully occupied. Public School 217 had 900 pupils and was a 42-month renovation and expansion that included the removal of all of the asbestos containing floor tile, insulation and windows in the building. The project was especially challenging when enrollment went from 900 to 1200 students during the course of construction. Because operations at the school could not be curtailed, I instituted working sessions with the principal, UFT representative, parent's association and school district personnel to plan and coordinate the phasing process. I analyzed the plans and made several recommendations, such as consolidation of HVAC equipment which enabled renovations to meet the construction schedules.

Provided schematic analysis and evaluation, constructability reviews, cost, planning and schedule analysis and quality control for both projects. Served; , scheduling, logistic and construction oversight for CTA Projects to include the monitoring and removal of hazardous materials. Projects under my direct management were the following: $ 110 million parking facility at Terminal C.$ 765 million dollar expansion to Continental Airlines, Terminal C.$ 30 million dollar replacement and expansion of the CTA roadways @ Newark Airport.$ 35 million "new"

    for the construction management of P.S. 12 for the New York City School Construction Authority. This new building $30 million prototype "900A" 998-student school was part of a $120-million program. Facilities included a gymnasium, auditorium, kitchen, cafeteria, and exterior yards and athletic fields.Public School 12 was built on an exiting school site. A five story abandoned 1913 building located in a confined Brooklyn neighborhood had to be demolished to make way for the 80,000-square-foot prototype designed to accommodate 1,000 students. The existing building provided to be particularly challenging to remove due to the large amounts of asbestos containing plaster and concrete. The entire building had to be treated as HAZMAT project. With a limited staff, I oversaw the daily field activities of contractors and subcontractors and quality control aspect of the project. In addition I supervising the office management of the project, which included negotiations of over $4 million in change orders. In spite of numerous challenges, the project was completed on time.
