• Researched, reviewed, and performed detailed market studies for Colorado Metro Districts to distribute to the community developer, bond underwriter, and district counsel• Developed build-out models, selected appropriate community comps within a competitive market area, provided price recommendations, and analyzed the market share of communities by utilizing a combination of Zonda’s market data, BLS data, and interviewing sales agents and developers of communities across the Denver MSA• Produced extensive research diagrams on economic, demographic, and new home absorption rates • Reviewed offering statements from special district bond issuances utilizing the Electronic Municipal Market Access (EMMA) to determine when the bonds were issued and how the Financial Forecasts utilize Zonda’s build-out model to determine when and how the municipal bonds will be paid• Consulted with the Colorado special district advisory team on the risks, advantages and differences between Florida’s assessment-based payments versus millage rate bond payments in Colorado

• Reviewed and monitored purchase and sale agreements for new acquisitions• Obtained and analyzed data from a variety of sources including Zonda, MetroStudy, and the MLS to model the feasibility of land acquisition opportunities for single family residential communities• Collaborated with the management team to create detailed land packages for each acquisition that are presented to the Division President, Regional President and Corporate Investment Committee. The land package provides a comprehensive analysis of the market competition, fee structures within a project’s municipality, development costs and risks, timelines for community development, and financial models showing profit margins and internal rate of return.• As a liaison between the Land Acquisition, Development, and Finance departments, I was tasked with preparing land development budgets with our Director of Development, monitoring a project’s entitlement spending to determine when Division needs to return to investment committee for additional funding and performing budget adjustments for all active projects. These adjustments were presented to Division’s VP of Finance and the corporate accounting administration on a monthly basis.

• Lerner Real Estate Advisors is a developer that specializes in providing asset management services on residential and commercial properties. After the 2007 downturn, LREA found its niche in managing and restructuring defaulted Community Development Districts (CDD’s) throughout Florida, working for large institutional investors including Goldman Sachs, Nuveen, Oppenheimer Funds, and Invesco. LREA provided these services to over 90% of the defaulted CDD’s in Florida.• I filled many roles in analyzing defaulted CDD’s including market research, entitlement research, reviewed offering memorandums and assisted in the preparation of reports and presentations that were presented to bondholders.• Lerner took ownership of properties where land was sold as-is, entitlements were amended and sold, and properties were developed and sold. Buyers included homebuilders, community developers, and investors. I served in various roles from sitting on CDD Boards, HOA Boards and managing contracts with consultants and contractors.• In 2015, we created Lerner Reporting Services to fulfill the requirements of restructured and new bond issuances that are required by the SEC. The disclosure report is intended to provide the bondholder with a status of the project so that they can rate their investment. I was responsible for creating templates for quarterly and annual disclosure reports. On a quarterly basis I communicated with developers, homebuilders, district managers and district counsels for over 50 CDD’s across Florida to prepare their disclosure reports.• Lerner provided Property Management services for approximately 300,000 square feet of commercial real estate in Central and the West Coast of Florida. I was principally responsible for the day-to-day management services. Responsibilities included: vendor management, tenant correspondence, maintenance requests, lease negotiations, annual budgets preparation, CAM reconciliations, rent increases and property tax reimbursements.
