The Smithfield Shopping Centre is newly under JLL Management (Feb 2024), prior under Lendlease and Dexus before then.Reporting to the Centre Manager and National Operations Manager (BNE), I lead a small indirect and directly accountable team with a remit to manage contractors, deliver tenancy services, major capital works and ensuring ongoing commitment to heavily regulated health and safety requirements. • Led delivery of multiple complex high-profile budgeted and unbudgeted capex projects, including the two-year Woolworths roof replacement capex project inherited from contract phase through to successful completion, the upgrade of fire systems, upgrading of swing doors, water mains leaks, upgrades of sewer pits and mechanical plant.• Consistently attained and retained comprehensive occupier statements allowing trade to continue, covering lifts, fire and essential service compliance, defect rectification action plans, fire and mechanical certifications. • Project Managed replacement of the Building Management Systems, from Metysas to Innotech, replacing all tech throughout the complex, including sustainability and energy efficiency strategy.• Project Managed project upgrading Northern Chiller Plant from aircooled chillers to a chilled water loop across the centre with new chilled water chillers, actualizing energy efficiencies, reducing run costs and improving sustainability ratings.• Project managed the upgrade of EWIS systems across the facility.• Delivered repairs and maintenance, including emergency replacement of fire services, managing the complexities of retaining operability with QLD Fire Service, managing multiple stakeholders and tenant concerns and priorities and facilitating the project with minimal impact.• Implemented monthly contractor meetings, reviewing service provision against contract, supporting contract optimization and proactively addressing any instances of poor performance.

Reporting to the Operations Manager and Centre Manager, I managed the cleaning and security contracts, tenancy service delivery and fitout/ de-fit project management and EHS/ building compliance for each tenancy. • Project led for the replacement of a grease trap, meticulously coordinating all stakeholders and suppliers to meet stringent safety precautions without impacting customer experience or trade. • Project led the EHS, Compliance and Safety review of replacement of smoke exhaust fans across the centre outside trading hours, a critical default requiring rapid resolution and heavy negotiation with QLD Fire to allow ongoing trade.• Project led the de-fit and fitout for concurrent projects with four weeks’ notice. Rapidly deployed tenders, managing all required contract management, compliance and documentation to allow this rapid works including truss removal and replacement, and lessening impact on other tenancies.

Reporting to the Centre Manager, I ensured maintenance issues were tended to, organising suitable trades persons and managing administrative side of documentation, invoicing payments, billing administration and compliance document management. • Effectively managed customer and retailer enquiries and complaints, coordinating with clients and trades persons• Organised monthly meter reads to be done, electricity provider, correctly inducting contractors prior to commencing any works within the Centre.• Rapidly built administrative and accounting skill, effectively and efficiently managing all aspects of PO raising, issuing invoices, submitting invoices for payment and following up outstanding debtors.

I was approached to support Centre Management as an Administration Assistant on a fixed term contract. • Entered, renewed and vacated leases within MRI Commercial Management, charging tenants for monthly and quarterly bills including electricity, grease traps and sewerage and raising, issuing and following up monthly tenant invoices.• Managed maintenance issues, organising suitable trades persons to attend the site to do works including ensuring all tenants pest control certificates, insurance and industrial special risk policies current and documented.• Co coordinating the centres community markets – booking stall holders in, allocating locations, checking paperwork and ensuring criteria is met by new stall holders.
