•Primary Servicing for commercial loans, including but not limited to payment processing, loan adjustments, escrow disbursements (T&I) draw request disbursements, collection calls and general customer service.•Assist with transactions (both cash and non-cash) and when applicable, initiate fund transfer due to borrowers and / or lenders in adherence with loan terms, servicing agreements and established servicing standards.•Review and process transactions, ensuring adherence to loan terms and servicing standards.•Respond to inquiries from borrowers, lenders, audit rating agency and other authorized stakeholders.•New loan boarding into the servicing system. Posting escrow funds into the appropriate reserve accounts. Had open communication with the asset manager to ensure loans were boarded correctly.

•Responsible for the day to day operation of the Residential Loan Servicing Department, including but not limited to; processing payments and adjustments, disbursing funds, delinquency management, and customer service.•Loan boarding responsibilities outgoing and incoming, Ensuring accuracy of the weekly loan boarding tape, loan images documents are uploaded to the Sub-servicer secure website, and the initial escrow wires are sent the new business day.•Prepared and mailed borrower’s correspondences: Payment letters, Notice of transfers and Collection letters to ensure they are mailed in a timely manner. •Monitoring & control of the Sub-Servicer’s loan administration activities by having biweekly meeting to ensure that they are following our servicing agreement.•Review monthly interim accounts to ensure that payments that are due to Royal Pacific Funding are received.•Assist with other departments, including management, accounting, and compliance within the organization and its affiliates to provide excellent customer service.•Review Sub-Servicer’s monthly invoice & provide approval to accounting to issue payment.• Assumed the role of loan servicing representative duties during company down sizing during loan production slow down. While managing the department to ensure that borrower's calls and email were responded in a timely manner.

•Responsible for supervising the residential servicing department, ensuring that all calls are answered in a timely manner and email correspondences are responded within 24hrs. •Payment processing checks received from borrowers and online payments using a 3rd party system are posted on a daily.•Completed Payoff request during the interim servicing period on loan being refinanced. •Vender oversight of the Sub-servicer and that they are following the company servicing agreement.•Loan Boarding and Transfer responsibilities, preparing weekly loan boarding tape, images documents and initial escrow wires to the Sub-servicer/ Buyers. Ensure accurateness of the data upload and loan boarding.•Investor reporting responsibilities, Actual/Actual & Schedule/Schedule reporting and remitted funds to Investors within Investor guidelines to avoid penalties under investor specific guidelines. •Ensure monthly servicing auditing were completed are within acceptable servicing parameters.•Preparer the monthly servicing report for upper Management on a monthly basis on the current portfolio being serviced by the Sub-servicer.

•Reviewed subservicer’s monthly report card and prepare monthly summary report for upper management.•Prepared and reviewed monthly Investor remittance reports on all GSE (Fannie Mae MBS A/A, Freddie Mac & Ginnie Mae S/S) for accuracy and timeliness of reports to avoid penalties.•Reconciled investor P&I and T&I accounts by researching, resolving and documenting all variances to ensure compliance with company’s internal accounting policies and procedures.•Facilitate and participate on monthly conference calls with sub-servicer with other team members to discuss oversight activities, from performing and non-performing loans.•Prepared month end, quarterly ad-hoc reports pertaining to interim remittance, mortgage payoff activities, and ensure the repayment of P&I advances to the GL accounts.•Assisted in coordinating loan transfers process, exception and responded to subservicer and other vendors on escalated matters. •Perform data analysis to ensure accuracy before delivery of Ginnie Mae loans to subservicer via Centrix system Black Knight for month end reporting to Ginnie Mae.
