In this role I;•Complete quarterly site inspections of all blocks, which requires an eye for detail as the inspections generate new tasks for both me and contractors.•Organise and instruct our preferred contractors on sites to complete major and minor works, including managing the section 20 process as and when required, which requires me to have good knowledge of common maintenance issues in order to propose solutions to the problem. It is my duty to ensure leaseholders receive best price for works so I am also heavily involved with contract negotiations and site budgeting with regular accounts meetings. •Arranging quarterly directors meetings and attending yearly AGM's allow me to liaise effectively with the leaseholders on site issues and assist with any queries they should have. Knowing how best to communicate with each tenant was key to ensuring that rent was collected on time. •Arranged with Landlords, and contractors, for Gas and PAT Tests to be carried out on an annual basis. Audits were also carried out throughout the month to ensure that the tests are completed and certificates received and kept on file in line with legal regulations.•Conducted property inspections as requested by my manager in order to catalogue the condition of the property and advising the landlord if any immediate action is required.
