Advised stakeholders in the process of converting a 40-unit rental property into condos, resulting in a $4.5 M added value over original $2.3M original purchase price.

During my five years at Absolute, I worked on a $300M mixed-use development just outside Moscow, progressing from Project Coordinator to Deputy Project Manager. I leveraged my engineering background to oversee project construction, supervising a large team of on-site engineers to ensure on-time completion. I used my analytical skills to build pro forma financial statements, track our budget, and conduct due diligence. I collaborated with our numerous vendors, evaluating RFIs, negotiating contracts, and ensuring timely delivery of materials to the construction site. I communicated with our team, including the Board and owners, to keep them updated on project status and changes. As the public face of our project, I engaged community stakeholders through public hearings and working with the local media. Among my accomplishment at Absolute, I‣ Developed and implemented a new process for RFI evaluation that was more efficient and led to better decision-making‣ Leveraged my extensive network of and strong relationships with vendors to negotiate flexible payment terms and lower overall costs‣ Negotiated with government officials to favorably resolve and imminent domain claim‣ Used my regulatory knowledge to manage and lower the development’s property taxes
