CurrentProperty manager for 5 small properties• Oversee the daily operations of the properties• Delegate maintenance projects and provide direction on turns and work orders with maintenancesupervisor• Manage rent roll daily and ensure it is accurate and up to date in the event investors are looking at it.• Create PO and process invoices in accordance to property budget• Create weekly report for numbers to be reported in weekly corporate meetings• Conduct move in/move out inspections. Charging accordingly for move outs• Go to the court house and file UD or Writs• Represent the property in court hearings to include asking for judgement and possession of units• Executing evictions for people who fell delinquent• Maintain contact with delinquent residents-pushing for payment, getting promise to pay dates,collecting money• Post all monies received by prospective residents or residents• Vet vendors and get them started through vendor packet• Schedule vendors• Supply ordering for all renovations, shop necessities, & all these to run daily operations• Walk the property to asses needs in turns, landscaping, & over all appearance• Contribute to leasing; conducting tours, getting prospective residents through application process,collecting monies, and seeing through the move in• Deal with any resident complaints to assist with doable solutions to resolve their issues• Propose lease renewals and see through retention of residents
