Leading a team of 50+ FTE in delivering business services to over 60+ AIG office locations in APAC. Services are customized by country, zone and individual location throughout the region to meet the specific needs of each local business and include:• Real Estate Services: Ensure professional property and facility management, supporting workplace health and safety, performing projects and move management on demand and management of critical infrastructure in the server rooms in accordance with AIG Critical Facilities Standards and applicable local legal requirements. • Financial: Manage annual budget setting exercise for all Corporate Real Estate and Business Services related costs. Proactive approach to financial management and identifying cost saving potentials.• Corporate Services: Manage a portfolio of services around A/V equipment, document & record management, fleet management, mail distribution, office insurance, reception services, events/ meeting set up, catering services, mobile telephony etc. • Security and Business Continuity Services: Support local offices to ensure adherence of global standards in terms of access control systems, CCTV, and leading facility business continuity management in collaboration with the Business Resiliency Team. • Regular communications with Business Unit leadership on Business Services strategy, initiatives, metrics and value-add opportunities and stay connected on business unit strategy, challenges and initiatives.

Responsible for overseeing all Real Estate construction related projects (expansion, restack, relocation, new office fit-out) across the APAC region for AIG. This includes buildings due diligence, budget and timeline planning, engineering, construction tenders, vendors selection, construction progress monitoring and project cost reporting. • Strategic Real Estate Planning which include support the CEO/CFO in setting forth recommendation for strategic location and built-out of new office facilities. Lead Management Committee on seat utilization/ capacity situation on all leased properties and provide recommendations on timely creation of space to support business growth. Oversee scope of work for fit-out/ refurbishment services, business relocation etc.• Property Management which include custodian of records pertaining to As-Built drawings/ layout of the properties, liaise with location government agencies for fire and occupational safety compliance, liaise with Building Landlord for lease negotiation, maintenance of commons area, parking allocation and participation in annual building fire alarm testing and drills.• Facilities Management which include monitors the physical condition of the company’s properties and provide recommendation on how to maintain/ improve the condition. Publishes ‘House Rules’ to address 24/7 shifts to ensure all business requirements are met for facilities support and all employees are aware of procedures for the good order of the facility.

• Strategic Real Estate planning and management of property leased within Malaysia and Singapore, identifying opportunities for cost savings on renewal and project managing all aspects of the fit-out of new premises and business relocation.• Maintain records of company’s assets to reflect its current position and ensure procedure to safeguard company’s asset.• Overseeing the procurement and contracting of office supplies, manage office expenditure and budgetary control. • Petty cash record and control for offices within South East Asia.
