January 2013 to dateGrafton Group PlcTitle: Southern Property Manager (Field Based)Reporting to Group Head of Estates & Group Property Director:• Day-to-day management of approx 300 mixed tenure Group retail and wholesale operational properties, including heavy and light-side Building and Plumbing Merchants, specialist distributers, national distribution hubs, offices and retail showrooms - including Lease renewals, rent reviews, and re-gears.• Development of Group subsidiary property strategy, including use of re-gearing of Leasehold assets to maximise cash benefit to Group and to reduce overhead, • Over-sight of outsourced professional legal, Landlord and Tenant, Agency and Rating advisers, ensuring budgetary cost inefficiencies are achieved and regularly evaluated - specifically Implementing and managing the closed-tender process for the transfer of the Group’s entire UK-wide Business Rate liability(in excess of £38m/pa),and ultimately appointing a single professional practice to manage the Check Challenge and Appeal process for the new 2017 list, and undertaking a full Business Rate payment and audit processof retrospective Business Rate liabilities. • Ensuring timely payment of property payments, as well as contesting of services, Insurance and Rating appeals• Managing sublet property and maximising rental income • Provide Property Mentoring for Group’s UK retail/trade operations • Setting up and managing of Group international Property Database

Field Based

Responsible for supporting Grafton Merchanting GB Ltd operations in maintaining and developing strategic growth of key business Brands in identifying better-use plans for existing assets and where required, acquiring new, or redeploying existing assets, to meet that goal. Role involved building on national network of professional advisers in Construction, Landlord and Tenant matters, negotiation, acquisition, and project managing fitting out for operational use. Identifying surplus assets across a diverse range of Group businesses, and value-engineering existing assets to maximise return to Group P&L, whilst minimising operating expenses.

MRICS. Responsible for spearheading a strategic property growth plan, and leading the efficient and effective management of all the company’s property assets, including Greenfield site identification, acquisition, fit-out and launch, due diligence, and day-to-day property and facilities management

Responsible for full spread of property management issues affecting a large corporate retail organisation operating approx 120 town centre and out-of-town sites across UK, Ireland and Channel Islands.
