Daily: Ensuring property cleanliness, maintaining a 95% occupancy percentage and a positive variance from budgeted Net Operating Income, bill payment, purchasing, conducting resident troubleshooting and problem solving, responding to resident and vendor needs, staff meetings and upholding a professional work environment. Monthly: planning and executing three resident events at minimum, file & systems audits, Accounting Month End, Owner’s Narratives/ Reports and outreach marketing. Annually: performing employee reviews, receive and review bids and construct next year’s budget.

Assist in the lease up and stabilization of the property within 12 months of opening. Daily: assisting the property manager and leasing staff in all necessary tasks, tending to resident and vendor needs, posting and depositing incoming payments, sending evictions and attending all eviction hearings, processing collections, charging and processing final account statements. Monthly: Accounting Month End, assist in file and systems audits, planning and executing at least 1 monthly resident event and outreach marketing.

Conducting day to day office duties, including but not limited to touring and speaking with perspective residents, assisting in resident needs and questions, creating a seamless application and move in process for new residents, delivering resident notices, and assist in the execution of resident events.
