Daily Management of property operations and financial reporting for a real estate portfolio consisting of 2480 apartments in 38 residential properties in Mississauga (3), Oakville (2), Burlington (1), Milton (1),Cambridge (5), Guelph (1), Kitchener (2), Waterloo (8), Stratford (12) and Tillsonburg (3). Develop & manage Capital, Special maintenance and Operating / maintenance budget for all properties. Propose and oversee capital improvement projects for each property. Assist Director of Maintenance for execution and Supervision of Capital and Maintenance projects. Review, Negotiate Propose and monitor preventive maintenance contracts, Suite turnover contracts / rates, Landscape and snow cleaning contracts, Fire & Safety contracts. Hire architect, discuss review various common area upgrade plans, finalize appropriate contractors, execute and supervise work. Develop and Oversee marketing-leasing plans for maximizing gross potential revenue. Recruit, train and supervise 50+ employees that includes Regional Administrators, On-site managers, Assistant Property Manager, Maintenance staff, and Leasing Professionals. Conduct annual performance appraisal for all staff members. Conduct weekly site visits, and review property operations for capital improvements. Liaison with all government and regulatory agencies. Manage accounts receivable and legal activities for entire portfolio. Manage accounts payable activities for entire portfolio. Ensure highest property standards and customer service for all properties. Assist Senior Vice President for preparing reports for third party management buildings. Arrange annual meeting with owner for review of accounts and property. Prepare investment reports for potential new acquisitions, monthly, quarterly, annual financial reports for each real estate portfolio. Help to develop and oversee policies and procedure (SOP) for property operations. Assist New Development team for arranging tenant and community meetings at various places.

Responsible for construction of Oil storage and distribution terminal at Dumad (Nr. Baroda-Gujarat) and at GOA.

Supervised cross country pipe line for the distribution of Natural Gas, Project and Office building construction and interior decoration.Coordinated construction of LPG ( Liquified Petroleum Gas) bottling plants in Gujarat, LPG import, storage and distribution terminals in Gujarat from concept to commissioning.
