I have a two-decade track record of successfully completing large, complex projects and programs. I actively lead teams of architect, engineers, and contractors to plan, build, and improve residence halls, multifamily developments, athletic complexes, parking facilities, and student life centers in Massachusetts.I am responsible for the financial and overall performance of all projects within my respective portfolio from initial planning stage to final turnover. I lead the program development and project feasibility efforts to assemble the best teams, internal resources, and external consultants. I specialize in CM at risk (CM@R) projects that depend on communication and cohesion between the design and construction firms throughout the project lifecycle to ensure success. I prepare 1-5 year capital improvement programs to maintain existing buildings and adapt them to emerging needs. And, I closely engage with facility personnel to execute these projects on pre-determined timelines. I successfully navigate permitting processes for Ch. 149, Ch. 149A, Ch. 193, and Ch. 30 public procurement. My projects rely on capital contributions and incentives, loan proceeds, or cash reserve accounts as finite financial constraints. As a result, I am keenly aware of my duty to ensure accurate estimates and budget development, accounting and change management through the project, and final reconciliation of actual costs. My teams depend on my good judgment and know-how to promptly identify risks and opportunities, work through solutions, and continuously deliver projects on time and within budget. I am also an advocate for bringing process improvements and automation to the Project Management Office (PMO). I develop standard templates and train my colleagues on software to enhance the flow of accurate information and increase ability to track and report important data. I develop and promote procedures that allow for better data management across departments and best practices for audit capability and regulatory compliance. I utilize tools such as Trello, Jira, Adobe Creative Cloud, MS Office Suite and techniques such as Waterfall and Agile methodologies, and Kanban framework.
