Assistant Community Manager
CurrentEnsures achievement of the community’s revenue and occupancy goals by directing the community’s marketing, advertisingand sales activities, overseeing on-site traffic, ensuring an appropriate inventory of “ready” apartments, setting rent pricingand concessions, and monitoring the day-to-day sales and leasing activities.Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, andtaking appropriate action to resolve and address service issues.Stays informed about current market and competitor conditions that may impact the community’s occupancy and salesresults, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and implementscreative strategies around pricing, concessions, leasing incentives, and advertising to boost traffic and leases.Reviews and analyzes financial reports, shop reports, traffic and closing ratios, and other operational reports to identify andresolve issues impacting leasing performance and accesses the Company’s internal resources as needed to support solutionstrategies. Makes presentations about marketing and leasing strategies and results to clients, owners, and other businessmanagers.Implements creative solutions to complex challenges, driving process improvements that reduce costs and boost teamefficiency in sales operations.Analyzes market trends to set competitive rent prices and concessions. Oversees on-site traffic and leasing activities tomaximize occupancy rates.Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or productspurchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, andmanaging communication between the vendor/contractor, accounting, and the client/owner as neede
