In this role I supported tenants who are adversely affected by welfare reform and assisted them to change their situation to be in a position to be able to sustain their tenancy. I interviewed tenants face to face and over the phone to discuss options available to them to either be able to pay to the shortfall to their housing benefit caused by the introduction of the social sector size criteria or the benefit cap or examine their circumstances and identify exemptions that they may be entitled to. I had to be persuasive to encourage tenants to make difficult decisions and flexible as a large proportion of the residents that are affected by welfare changes and are not able to manage by themselves are vulnerable adults. I led on the successful delivery of a project to encourage tenants affected by the social sector size criteria to move to a smaller property by reviewing and updating the team's web presence and simplifying and streamlining the process used for tenants to swap properties. I also lead on supporting tenants affected by the benefit cap and advised the other members of the team on the solutions available.

In this role I work alongside the leasehold customer service and right to buy team within the home ownership services department, to provide effective and prompt responses to enquiries from leaseholders, freeholders who pay service charges or their legal representatives, tailoring the style of response to each individual. I am required to advise residents on their responsibilities to Lambeth Council, and the council's responsibility to them which can vary considerably according to their tenure. I have taken training courses on how to use use the Northgate system and now use it extensively to log and manage customer service requests, repairs and to report anti-social behavior I also set up new service charge accounts for residents who purchase their properties.I have taken on the responsibility of learning the technical knowledge for this role myself, teaching myself about service charges and how they are calculated, the legal background of charging leaseholders for major works to their property and how to interpret leasehold agreements.

In this role I assisted in the production of performance reports that are sent to a variety of audiences, whilst also providing administration support to colleagues in the performance and planning teamWhilst working in this position I developed my IT skills to a very high level, using Excel to analyse very large data sets and teaching myself to write webpages with a view to improving the way that Lambeth Living reported performance through its website.Additionally, I have attended training courses on the history and background of social housing, housing law, report writing, a project management course and I have been trained in the Mary Gober system for customer service.

During this internship I worked as an assistant to Dr Brian Thompson, performing experiments and producing reports on my findings. Figures that I produced in these reports were then used in a successful patent application submitted by the company. I had to employ practical skills that I had learned during my undergraduate degree course as well as learn techniques that were completely new to me.
