Based on my success with the Silver Tower project, I was selected out of 300 applicants to join a highly coveted sales team accountable for $500M in new construction sales. We targeted first-time home buyers, investors, and empty nesters by managing showings, on-site open houses, contract negotiations, and closings. Using my network, I closed $17M (average sale price ~ $400k) in the two weeks prior to the buildings going on to the open market and I achieved a 100% strike price for all the units I sold.With the units selling quickly, it was important for my team and I to collaborate and revamp our sales strategies based on the inventory levels and changing deadlines. We were able to sell out the project within record time and even set a pricing record for the neighborhood with 9 price increases throughout the sales cycle. We researched the market, identified the internal sales teams, gained a multi-buyer perspective, and presented to the asset management firm and 3 bank groups. We secured the building. The asset manager, Rally Capital, asked to set pricing based on view, height, and floor plan. We hit 105% of strike price. The lending partners offered incentives to buyers in the first 120 days of going to market. The building was sold out within 18 months of going to market. In the middle of this sales cycle, our performace allowed for the asset manager to sell the building to a private equity fund. We maintained our listing agreement with the new owners.
