Directly oversee a portfolio of approximately 1400 units in Austin, Killeen, Buda, San Marcos, and New Braunfels Texas.Responsibilities include but are not limited to-• Primary contact for all client communication and task completion. Built strong and successful relationship with new client which in turn resulted in 1 new management deal with client for the company.• Successfully turned around 3 underperforming communities within 6 months timeframe. Increased occupancies from 83%-85% trend to 94%-97%.• Worked closely with Community Managers to establish monthly/weekly goals and expectations in order to maximize operational efficiency and drive NOI.• Responsible for coordination and execution of multi-million dollar property renovation projects at two different sites. Renovations full leasing office and amenity area repositions. In addition, I oversaw multiple capital improvement projects such as exterior paint projects, roof replacements, and various other amenity overhauls.• Developed and implemented strategic and motivating leasing/marketing plans for each community which included which included establishing a successful Preferred Employer campaign, cross marketing partnerships with several major businesses, and an active role in the local community.• Coordinated and oversaw multiple due diligence projects for potential new deals.• Hosted weekly and monthly client calls in which we reviewed performance of all assets within my portfolio.• Responsible for various daily/weekly/monthly leasing reporting to the Client.• Strictly monitored property expenses by negotiation new vendor contracts and reviewing all payable operations in order to maximize return.• Responsible for developing and presenting 8 annual operations and capital budgets for the Client.

Responsible for the management of a 270 unit Class A lease up in Pflugerville, Texas. I started the project during the construction phase and have overseen the asset throughout lease up and now in its present stabilized state.Responsibilities include but are not limited to-• Implemented and rolled out unit walk system for construction punches and final building acceptance.• Coordinated and oversaw partnership with third party creative agency in order to design and implement all branding, logos, website design, print collateral, etc., for the project.• Designed and implemented detailed strategic marketing plan for the community which included grass roots strategies coupled with ILS campaigns, a billboard campaign, as well as a successful partnership with multiple national employers as part of a Preferred Employer Program.• Primary contact for all client communication and task completion.
