Served as lead management representative in the development, leasing and construction of diverse portfolio of retail, commercial and mixed-use assets, along with 17 acres of public parks. First hand involvement with the leasing and construction teams in the critical transitional phase of opening projects for operation, as well as takeover and acquisition of mix-use commercial assets. Cultivated strong relationships with tenants and service partners with a common goal of a stand-out customer satisfaction experience and gained tenant's confidence for future development projects.With owner's interest in mind, property values are optimized through astute revenue management, conscientious control of expenses enhancing cash flow and maximized tenant retention. Successfully managed an aggregated operating expense budget of $35M with 92%-95% recoverable rate on Common Area Expenses.Negotiated and maintained competitive service contracts across the portfolio with adjustments below 3% over the last 5-year period. Developed and managed operation budgets and collaborated with Accounting on compliance financial reporting.As an active member of ICSC and BOMA, I keep abreast of Property Management best practices, new technologies, market dynamics and trends.

Served as an integral member in the operations management and expansion of the company’s retail real estate portfolio. In coordination with Ownership, I laid the groundwork to bring property management of the retail assets in-house.Directed all facets of real estate management: property and financial management, administration, operations and maintenance of 9 shopping centers in Pennsylvania, New Jersey and Connecticut with a total gross leasable area of 1.5 million square feet.
