CHA develops, maintains and manages safe, good quality, affordable housing for low-income individuals and families in a manner that promotes citizenship, community, and self-reliance in one of the most expensive housing markets in the country.CHA, one of 39 original Moving To Work Agencies in the USA, owns and manages over 2800 residential units in the City of Cambridge, Massachusetts. Through a combination of private activity bonds, conventional construction financing, long term mortgages and Low Income Housing Tax Credit equity programs CHA is nearing completion of a $1.0 Billion redevelopment and modernization of substantially all of its housing developments.The Deputy Fiscal Director created and leads all fiscal functions for CHA's Tax Credit developments including all Low Income Housing Tax Credit matters, executive, outside investor, and Limited Liability Company financial reporting, and selection of and coordination with outside CPA firms. The Deputy collaborates with and supports the Planning and Construction teams in all related fiscal matters including project budgeting, expenditure analysis and tracking, construction financing, project completion and conversion to permanent financing, and fulfilling Low Income Housing Tax Credit delivery to investors.

A 75 employee Bank of America division managing $90B of client assets across money market mutual funds and separate accounts. The business was divested to Blackrock in 2016.Led a three-person team across 5+ years of Budgeting, Financial Planning, Analysis and Reporting. Planned and managed the annual budget, quarterly forecast, quarterly stress testing and monthly executive reporting and analysis processes. Organized and oversaw the entire finance team’s successful yearlong preparation for and conversion to a new SAP enterprise system; collaborated in the design, development, testing and implementation of a customized information database; automated a routine payments process, reducing employee effort by over 50%, virtually eliminating mathematical errors and accelerating production.Redesigned the forecasting operations creating a straight-through process, eliminating numerous manual steps, reducing effort, improving results and clarifying decision making. Created a multi-year, iterative stress testing process. Planned and managed execution, meeting tight deadlines. Obtained the business’ ownership of the results through collaboration with leadership and subject matter experts. Reduced production time for and enhanced the accuracy of management reporting by leveraging available data and advanced Excel techniques to redesign the process.

An 80 employee Bank of America division managing $5B across 40+ Real Estate, Private Equity, and Hedge Funds of Funds for high net worth clients.Led all accounting and controllership, budgeting, forecasting, analysis, and executive reporting functions. Led executives through detailed business plan creation, interpretation and explanation of financial drivers, achievement of forecasted targets and business unit profitability. Managed a diverse team who maintained accounting policies and procedures.Selected to lead a merger and integration of businesses requiring a strong knowledge of alternative investments. Advised finance partners on alternative investment products including LLC and partnership structures, management fees, carried interest, investments/capital calls, redemptions/distributions.

Improved all finance processes for all legal entities – LLCs, partnerships and an s-corporation.Sourced and executed a sophisticated refinancing transaction, allowing for the successful incubation and launch of a successor business strategy.Provided strong financial and administrative leadership in all daily operations; revamped the personnel structure, renegotiated contracts and reduced unnecessary expenses. Managed fee billings, accounts payable and payroll.Initiated and developed relationships with institutional investors, bankers, outside counsel, auditors and tax advisors.
