Responsibilities includes: Remain current on investor and company guideline to ensure decisioned loans are well documented to validate adherence to such policies. Managing an individual revolving pipeline of 40+ loans for new underwrites, conditional sign offs, and re-submissions while successfully meeting and exceeding set service level agreements for turn times. Underwriting experience included use of automated underwriting decision tools as well as manual underwrites for Conventional loan.

Analyze complex financial, credit and collateral information in accordance with lender and investor guidelines. Assignment was aliened to loan applications for Bank of America Platinum Privilege customers. Review included analysis of credit reports, Power of Attorneys, Trust, Individual and Business tax returns Responsible for managing an individual revolving pipeline of 50+ loans for new underwrites, conditional sign offs, and re-submissions. Automated underwriting decision used in addition to manual underwrites for Conventional, Jumbo loan for refinance and purchases in first mortgage as well as Home Equity Loans and Lines of credit.

Commercial and Consumer lending. Ensure client, industry, and investor guidelines are upheld through a robust analysis of the loan file. Evaluate critical loan documents including full assessment of cashflow and spreads, credit reports collateral and other critical items. Review and address all risk factors which may compromise the integrity of a rendered decision. Appropriately condition for supplemental documents required to meet unsatisfactory loan requirements. Remain current and compliant with all company and government regulations. Additional duties include supervising the pipelines of a team of eight. Audit previously loans and conditional signoffs for quality and salability.

Exercise sound judgment to mitigate loss in Late Stage (foreclosure) ▫Effectively manage a revolving portfolio up to 300+ loans allocated to HUD, HOPE, NACA and AHOCA formally known as ACORN, loans to ensure qualitative analysis for proper mitigated decision. Extensive knowledge around foreclosure and bankruptcies▫ Strong working knowledge of the Making Home Affordable (HAMP) and Home Affordable Refinance Program (HARP) programs. Analyze application and accompanied documents for, completeness, risk of fraud and validity to ensure applicant meets qualification by established standards and guideline. ▫Review and confirm applicant’s assets, liabilities, and length of employment ▫ Moreover, calculate qualifying income to establish debt to income ratios and assess imminent default based on LTV and DTI ratios. ▫ Loans outside of HAMP qualification, make recommendation for alternatives solutions such in house modification programs, Short Sale, and/or foreclosure. ▫ Present arrived proposal to client, attorneys, trustees, and other third party liaisons. ▫ Enter into negotiation when applicable. ▫ Monitor trial plan for HAMP and company modification programs. Execute final documentation of arrived agreement upon completion of trial plans.
