Health & Safety, and Social-Emotional - helped the administrative leadership in devising the reopening plan for North Salem schools to be submitted to NYSED.

Brass City Charter School (BCCS), Waterbury’s only charter school, was approved as a state charter school on June 5, 2013 and opened in September 2013 (http://www.brasscitycharter.org/). BCCS provides a rigorous academic and holistic social-emotional learning program that will eliminate the achievement gap for under-served students. BCCS enables students to soar academically, develop as people of character, and lead meaningful and productive lives both for themselves and for their community. At BCCS, Andy focused on long-range strategic planning and budgets, government relations, and financial, facilities and insurance issues, including spearheading the acquisition and redevelopment of academic campus. In connection with the acquisition and redevelopment project, Andy negotiated the Letter of Intent and Contract of Sale, spearheaded the due diligence process, along with the outside project management team, worked with the architects and engineers on the design of the project and the oversight of the construction process, secured financing and negotiated with lenders on the financing structure, along with the school’s lawyers negotiated and reviewed all legal and loan documents, and prepared all financial and property data for the financing including multi-year operating budgets, project budgets, project schedules, project cost updates, contingency logs/change order tracking, draw requests, title updates, and Debt Service Coverage and Cash on Hand analyses.

Founding principal of firm providing real estate mortgage brokerage and capital markets advisory services. • Originated, underwrote, marketed, negotiated and completed equity and debt financing transactions totaling in excess of $2.5 billion comprising more than 125 separate transactions and involving over 220 office, hotel, multi-family, industrial and retail properties.• Acquired 5 hotel properties totaling 1,100 rooms in conjunction with Baltimore based Milestone Capital Corporation (2004-2007).• Retained by Donaldson Lufkin & Jenrette to originate and underwrite loans for its commercial mortgage securitization program (June 1992-June 1993).• Brokered sale of two senior housing portfolios totaling 29 properties as part of “bulk up” strategy for company that later went public (October 1991-May 1992).
