Managing and coordinating with general contractors and subcontractors a project involving exterior facades and interior features using metal panels, phenolic panels, skylights and composite metal panels from various exclusive manufacturers. Once the project is awarded I take it through the subcontract, shop drawings including review, schedule, billing, field management, change orders and everything in between including estimating. I am managing projects from $10000.00 to $3.2 Million. I manage upto 50 jobs at any time at various stages. Working with AutoCadd to re-design details and trim sketches so that they work in the field.

Managing Construction projects throughout the United States from 1 week projects to 18 month projects. Working with a sales team to put together a good bid that would win us the project. Coordinating with Operations to have a success kick off of the project and a good process from the beginning to end of the construction project. Gathering bids from various sub-contractors to put together a final bid for the project. Doing buyouts and sub-contracts for each division. Creating takeoffs to verify estimates. Visiting project during construction for quality control and problem solving. At site to do punchlist with owner or owners representative. Communication with owner and sub contractors is key to good project management. I secured permits and helped architects and engineers with corrections to the satisfaction of the jurisdictions and other stakeholders.

I gathered bids from sub-contractors for varies retail stores throughout the country. I negotiated and created contracts for projects. I created budgets and schedules for each project. I created relationships with clients as well as sub contractors. I kept projects on schedule working with my superintendents to make sure that we were making our schedule and budget.

 I asked to come back to Vanney Associates. I came back as a project manager for Eddie Bauer. I set a goal that I wanted to be Eddie Bauer’s number one architect and I also wanted to manage their prototypes. I set the time frame to be in 5 years. I did it in three. In the ten years that I worked with Eddie Bauer, I helped to design 3 different sportswear concepts and 2 outlet concepts. I also managed all of their construction projects. I managed projects from perimeter planning and approval, through construction documents and construction management. Exceptional problem solving skills included; reviewing everything and going through a process to determine potential problems and addressing them.  Project Manager for a fixture manufacturer. I managed the construction of fixtures for various clients. This included creating shop drawings, managing the clients and monitoring quality control. It was also part of the position to provide logistics for the delivery of the fixtures to the location needed. On occasion I would travel to sites to oversee installation of fixtures.

This included site verifications and building code verification prior to creating perimeter plans and storefronts. After approval was received then I was part of the team that created the construction documents for projects.
