•VP in charge of the Real Estate Department which is fully responsible for all aspects of more than 200 office Leases nationwide. •Responsible for all transactions which include space searches, relocations, consolidations, lease extensions, subleasing, space expansions, space downsizing, space reconfigurations, holdovers, and all other types of real estate occupancy situations. •Negotiate all new, acquired, and existing Leases. Responsible for all phases of transaction negotiation and transaction management. •Oversee all Subleasing efforts which includes but in not limited to marketing of available spaces, negotiation of Subleases, billing and collection of all Sublease rents, and managing broker relationships. •Hire brokers to represent Homebridge as Tenant Representation brokers, and to provide oversight to ensure they are handling the assignment appropriately. •Review and approve billings for rent, operating expense escalations, real estate tax escalations, common area maintenance billings, utilities charges, and other costs such as janitorial and parking. •Training, coaching and mentoring team members to perform their best with assigned work. Creates a positive work environment; sets clear objectives and monitors performance. •Reviewing team members’ work and evaluating employee performance on a regular basis to provide constructive feedback to improve and/or enhance performance. •Oversee the hiring process within the department, review resumes, interview potential candidates, make decisions to hire. •Work closely and in direct communication with Divisional Leaders and Managers on all real estate transactions. Build a teamwork relationship to achieve common sense and economically viable solutions to complicated real estate problems.

• Worked with Brokers, Landlords and attorneys on new Leases, Addendums, Amendments, Estoppels, Commencement Agreements and Termination Agreements.• Direct manager of facilities and oversees all facilities-related activities which include set up, close down and relocation of all offices as needed across the country.• Directly involved with negotiating National contracts for services and equipment (shredding, Office Supplies, copier and printer leases and maintenance agreements, janitorial, etc)
