-Oversee all CapEx related spend for six joint venture (JV) portfolios consisting of 192 communities and annual budgets totaling $195M-Operate budget process for six JV portfolios from compilation of field data to presenting to E-Committee-Forecast monthly spend and annual carryover projections for CapEx categories and 575 specific projects-Redesigned monthly $10M reimbursement process reducing processing time from eight days to two days-Customize all monthly CapEx reporting to HCP specifications due to different accounting methods -Serve as primary point of contact for JV partners on all CapEx related spend

- Assist with budget preparation, forecast analysis, and year end tax preparation- Handle all accounting functions for five commercial real estate organizations- Process monthly journal entries and financials in addition to ad-hoc reporting based on organizations’ specifications- Update Board of Directors on financial status and provide variance analysis during monthly meetings- Drastically reduce aging receivables from over 90 days to under 30 through aggressive collection procedures- Audit, reconcile and restructure all accounting data to reflect accurate accounting

- Significantly contribute to nine-month process for company-wide budget and year-end projections- Design Pro/Post Formas for monthly Casino Promotions and Food & Beverage venues to project revenues and profits and determine feasibility- Produce monthly financials and variance analysis for 9 departments comprising over 90% of casino revenue- Extrapolate raw data from Data Warehouse to develop and construct ad-hoc reporting and create process improvements on existing responsibilities creating additional time for project work- Develop rapport with all levels of management allowing for open lines of communication- Generate SOPs and cross train with other Analysts to support team

- Streamline overall operations of Accounting department- Direct workflow and supervise operations for 4,000 units totaling $10 million in income and $4 million in assets- Produce financials for 60 condominium associations and 17 rental properties - Establish beginning balances for new clients based on limited data retrieved from previous management company - Generate daily ad-hoc reporting as requested by property managers and board members

- Create calculations for Holdback balances and distribution of funds for 26 sales and acquisitions totaling $28 million - Analyze transactions and provisions of contract to settle all 26 S&A holdback accounts to reflect true balances- Interact with managers to generate miscellaneous reporting and daily, weekly and monthly loss reports- Design, build and maintain loss analysis database consisting of 12,000 loans for Asset Recovery department- Review, audit and balance foreclosure loans to minimize company losses- Contact and establish relationships with VPs and Presidents to negotiate contracts and offer resolutions
