I partner with marketing and leasing executives to ensure our mall experience remains compelling and diverse by managing the building envelope, physical infrastructure, roads & grounds, core systems and by guiding new tenants through the construction process.Work with Specialty Leasing and visual merchandizers to quickly fill vacant spaces with, new and vibrant temporary tenants. Partner with security and housekeeping vendors to keep the center safe, secure, and clean. Lead a small in-house maintenance staff and a dozen primary vendors to keep the center in tip-top condition. With 170 tenants and over a million square feet on 110 acres, it's a challenging job!

I'm building the maintenance organization from scratch--hiring personnel, adding maintenance management systems, developing budgets, service agreements, spaces and procedures. So far....- Rolled out Dude Solutions Asset Essentials CMMS as The St James' asset management solution. -- Managed more that 1300 work orders in the first 11 months of operation.- Set up the facilities department's initial response capability.- Created 45 PMs (barely scratched the surface) for critical equipment.- Set up service agreements for HVAC PMs & service, trash pickup, and fire extinguisher maintenance.- Established service accounts with local vendors for mechanical equipment, carpentry, painting, plumbing, and electrical maintenance.

Previously managed a $2.1M refurbishment project for six newspaper printing press conveyors for the number one newspaper in the country for politics and government. Prior to assuming this role, I managed the maintenance department at the College Park production plant. Department consisted of 40 union machinists, electricians, building and reliability engineers plus 4 line and staff supervisors. Developed and executed $3.5M annual budget.*Notable achievements:- Conceived four and managed three additional cost savings capital projects worth $1.04M. -- Replaced building automation system; interviewed/hired consultants to produce specs/RFPs, selected contractor, coordinated site surveys; conducted project kick-off; saved $104K in electricity. -- Saved company 820,000 kilowatt hours--$58K--retrofitted plant hi-bay lighting. -- Cut energy use by 22%--replaced old air compressor; added “Green” VFD & heat recovery. -- Completed 84K sq ft roof project @ $334K; added “Green” insulation & white membrane.- Managed $1.6M generator install; generated tens of thousands $$ in demand response revenue. - Saved $10K in annual elevator door repair expenses by having vendor swap to digital controls.- Led our $2.1 million printing press conveyor upgrade project. -- Administered 3 contracts, created the WBS; scheduled/controlled site work. -- Tracked progress; conducted conveyor commissioning; completed on-time/on-budget.- Saved $11.5K annually--developed/implemented compressed air supply management program. -- Determined “bottom” pressure needs of operations staff; turned down the pressure! - “Green” solution saved $18K annually: used new air compressor to heat hot water; carbon footprint down.
