I'm building the maintenance organization from scratch--hiring personnel, adding maintenance management systems, developing budgets, service agreements, spaces and procedures. So far....- Rolled out Dude Solutions Asset Essentials CMMS as The St James' asset management solution. -- Managed more that 1300 work orders in the first 11 months of operation.- Set up the facilities department's initial response capability.- Created 45 PMs (barely scratched the surface) for critical equipment.- Set up service agreements for HVAC PMs & service, trash pickup, and fire extinguisher maintenance.- Established service accounts with local vendors for mechanical equipment, carpentry, painting, plumbing, and electrical maintenance.

Facilities manager AND the environmental services manager (the last one retired--no replacement!) for the Washington Post production campus, a 500,000 sq ft facility, in Springfield, VA, consisting of a 13 acres and three buildings. Previously managed a $2.1M refurbishment project for six newspaper printing press conveyors for the number one newspaper in the country for politics and government. Prior to assuming this role, I managed the maintenance department at the College Park production plant. Department consisted of 40 union machinists, electricians, building and reliability engineers plus 4 line and staff supervisors. Developed and executed $3.5M annual budget.*Notable achievements:- Conceived four and managed three additional cost savings capital projects worth $1.04M. -- Replaced building automation system; interviewed/hired consultants to produce specs/RFPs, selected contractor, coordinated site surveys; conducted project kick-off; saved $104K in electricity. -- Saved company 820,000 kilowatt hours--$58K--retrofitted plant hi-bay lighting. -- Cut energy use by 22%--replaced old air compressor; added “Green” VFD & heat recovery. -- Completed 84K sq ft roof project @ $334K; added “Green” insulation & white membrane.- Managed $1.6M generator install; generated tens of thousands $$ in demand response revenue. - Saved $10K in annual elevator door repair expenses by having vendor swap to digital controls.- Led our $2.1 million printing press conveyor upgrade project. -- Administered 3 contracts, created the WBS; scheduled/controlled site work. -- Tracked progress; conducted conveyor commissioning; completed on-time/on-budget.- Saved $11.5K annually--developed/implemented compressed air supply management program. -- Determined “bottom” pressure needs of operations staff; turned down the pressure! - “Green” solution saved $18K annually: used new air compressor to heat hot water; carbon footprint down.

Managed aircraft maintenance operations for numerous domestic and international aviation organizations. Managed as many as 225 people and resources to accomplish each organization's individual mission. Managed at all three levels of maintenance on both large and small aircraft. Highest rank obtained was Major (O-4). Additional duty stations: Osan AB, ROK, McChord AFB, WA, RAF St. Athan Wales, Andrews AFB, MD.Of note: Exchange officer with the British Royal Air Force at its only MRO facility at RAF St. Athan,Wales. At the time, the MRO activity was known as the Defence Aviation Repair Agency. Duties included business development in the commercial business office and the directorship of RAF Tornado Material, Planning, and Coordination.Also of note: Director of Maintenance for the USAF's VIP executive airlift flying crew chief program. responsible for all deployed and in-flight maintenance during transport missions for the Vice President of the US, the First Family of the US, the SECDEF, SECSTATE, Chairman of the Joint Chiefs, etc., at Andrews AFB.Annual performance reports for 20 years available for viewing upon request! Supervised and coordinated construction work of two nuclear submarines. The sole representative of the Ship Manager on swing shift. Responsible for coordinating the activity of a half-dozen trade groups constructing the nuclear attack submarines Hartford and Columbia. Extremely challenging work in a tough, key-event driven, staunchly unionized environment.
