• Project assessment- Carried out market study and created Financial Models for 18 potential multifamily development projects. The property areas ranged from 0.3-1 acre with a potential of 45 to 130 dwelling units.• Acquisitions Negotiation- Carried out deal negotiations with property owners while keeping in mind that the primary objective was to make a good deal while building a lasting relationship.• Acquisition Underwriting- Landed one multifamily residential deal worth $22 million. Carried out due diligence, completed underwriting and structuring the deal.• Implemented government aided affordable housing schemes. By adding 20% affordable housing units in the project, we were granted an increase in permissible FAR from 3 to 4. This enabled us to sell the apartments at $20/sqft below market rate, while increasing the profits by $15/sqft above target.• Planning Sustainable Practices- Implemented traditional passive design and planning (Vastu) in the projects. This strategy enhanced marketability by promoting energy efficient green standards and user well-being. Sales team reported an increase of 1-4 sales per month per project through marketing passive design implementation.
