-Assist Estate Manager to monitor daily operation of Gardener, Security and Garbage Collection Service.-Perform regular quality inspection / site walk around on a daily basis for cleanliness, landscape, checking for any faults to equipment and any damage to the Common Area.-Ensuring rubbish is moved into the correct bins, sweeping/ washing floors and bins and ensuring the bin stores area accessible on collection days. -Handle all emails correspondences which concerned to Operation team.-Handling villa owners’ complaints in every channel needed.-Planning to improve the work quality standard of gardener team.-Control and monitor pest control work performance-Recheck and improve monthly service to be met up the standard of service.-Updated and keep informing the villa owners for overall of service providing.-Preparing monthly report to the Estate Manager and send e-mail to villas owners-Maintain organized and updated the resident files and records.-Follow up the preventive and maintenance program to keep common areas to be in good condition.-Be responsible for the implementation of a stock management system, managing the purchase of day-to-day items.-Manage contractors, monitoring the work and performance of contractors on site and ensuring contractors are working safely.-Facilitate the collection of meter readings for Common Area utilities.-Ensure residents use the correct parking bays and assist with any parking related issues.-Monitor and access the CCTV system as required.-Engage, timetable and oversee all contractors, both routine and non-routine for minor work and repairs within the Estate.-Retendering of annual contractor performance is being considered.-Preparing report and attend Extraordinary General Meeting and Annual General Meeting.-Arranging repairs with contractors and follow up completion.-To manage petty cash and keep the expenses within the operating budget.-To be on-call standby 24 hours a day in case of emergency incidents.
