CurrentCollaborate with community Board Members to enforce the communities’ legal documents, manage projects, and maintain upkeep of common areas to encourage community and preserve property values. • Prepares and presents agendas, management reports, vendor bids, and board packets for monthly Board and homeowner meetings. • Collaborate with representatives of the HOA and Board of Directors to determine management objectives for 10-15 Associations at one time. • Plan project scope and obtain bids for all necessary services and projects such as roof replacement or lawn care maintenance. Track and control schedules, budget, and communications for projects.• Regularly inspect the community to spot rule violations and verify contracted services are being provided.• Assign and delegate tasks, monitor job progress and workflow, and complete performance review for assistance staff. • Develop budgets by analyzing and evaluating financial statements and accessing operational reports that establish historically and predict performance patterns. • Reduced homeowner delinquencies from an estimated $4,000 to less than $300 through effective and consistent communication with homeowners and close monitoring of the community’s finances.• Analyzed the high risk of condo building damage due to leaking water heaters and created a new policy and procedure to eliminate the risk, reducing the insurance deductible by $20,000.00
