Property Manager
CurrentProperty Management for Office/Industrial space• Manages multiple properties equating to 1 million square feet in the DFW area. • Main point of contact for tenants, communicating regularly to maintain positive, productive, and professional relationships. Ensures that tenant service calls are handled quickly and efficiently to 100% customer satisfaction in accordance with variable lease structures. • Regularly inspects and evaluates all building equipment, systems, and grounds to ensure that the appearance and operation of the properties meet company standards. Identifies maintenance needs and follows through with coordination of repairs from bidding process through execution. • Negotiates contracts with outside vendors to provide services as required. Ensures that work performed by contractors is completed in a timely and appropriate manner. Continually maintains vendor relationships. • Prepares and maintains complete and accurate property files and records with an emphasis on documentation for future reference. Manages move-in and out process. • Assist with preparing and managing annual budgets and ensures properties operate within budget. Forecasts and manages approved capital expenditures. Managing operating expense reconciliations and accurate projection of escalations. Further accountability includes administration of budgets, operational review, and analysis of corrective action. • Manages accounts payable and receivable; reviews delinquencies and directs course of action for collection. Performs regular audits to ensure accuracy of portfolio’s accounting. • Works with leasing administration to provide forecasts and financial benchmarks for potential projects, creating programs to lower and control operating costs.
