Overseeing and agreeing contracts and providers for services including security, parking, cleaning, technology, pest control, lift maintenance, cradle maintenance, & ELV system. • Managing and handling with total facilities management, Maintenance, Service & Operations as part of Hard and Soft services, HVAC, Districts cooling, MEP, FA, FF, BMS, HV /LV, ATS, Generator, Plumbing and Drainage system, Chillers all kind, Access control, PLC for various systems, specialized services maintenance, etc.• Facilitating generation of several variable jobs in the project to boost & support the finance to reduce the burden on the budget. • Ensuring effective preparation of: PPM schedules for all the MEP equipment for whole year and strictly looks in to the implementation • All the related PMls for the PPM for all the assets as required and train the personnel for implementation • Requisitions for equipment and miscellaneous items as required. • Directing periodic Building inspection & maintenance of Building Management System (BMS), HVAC, Electrical, Fire Alarm & CCTV systems, UPS, Cleaning services & Landscaping which are outsourced and monitoring of the contractors • Conducting a detailed review of the key service & Maintenance projects, forecasting the budgets and spending, existing outsourced maintenance and other FM contracts and renegotiate and renew • Calculating and comparing costs for required goods or services to achieve maximum value for money • Recruiting facilities service staff and training them appropriately to ensure competent work output • Imparting training to the service team on the proper use and care of its equipment and resources• Excellent written and verbal communication skills. • Oversee the daily operations of the Engineering Department and to ensure that the building assets are maintained in the highest standard as per the contract scope through the implementation of Maintenance Connection software (CMMS).• Prepare, submit and implement the detailed list of planned preventive maintenance and see to it that the work is being done as per the standard operating procedure.• Schedule the corrective and breakdown maintenance of the equipment and to ensure the smooth operation and availability as per the client requirement.• Provide the highest customer satisfaction and see to it that all emergency service calls are being done and corrected.• Responsible for spearheading the Operation Department for supervising, managing and monitoring all MEP issues arising in counterparts of operation, maintenance, projects, snags list and handover team.• Coordinate and supervise all subcontractors related to electrical and mechanical works for all projects and maintenance activities.• Supervise the works to be executed by the contractors at times.• Monitor operation activities to ensure adherence to established policies, operating procedures and standards.• Perform the inspection and snags list of all Abu Dhabi Commercial Properties (ADCP) building for electromechanical works tendering.• Reviews, evaluates and prepares detailed reports and snags list for handover of incoming projects in terms of facilities management perspective which includes the review of technical specifications, submittals and requirements as per the standard operating procedures and practices and issuing of comments for compliance.• Develops FM operational strategies, policies and procedures in line with the operational program of the company.• Develops and implements Maintenance Connection Software, a computerized maintenance management system that provides asset management solution which enhances our service in compliance with our clients.

• Responsible for planning, scheduling, overseeing and controlling all activities related to the operation, sustenance, repair and maintenance of electrical system, controls and HVAC equipments in Etisalat high rise, Exchanges and data centers, and commercial buildings such as Centravac chillers, primary and secondary chilled water pumps, air handling units, fan coil units, computer-type air conditioning unit, domestic water system, fire fighting system, motor control center and variable frequency drives.• Coordinates and submits cooling survey report in accordance with the requirement and specification for the proposed installation of equipment.• Supervision of sub-contractors for the installation of new AC equipment, commissioning and testing in accordance with the requirements and specification.• Supervise junior staff in all aspects of maintenance, installation, repair works, troubleshooting of electrical controls and diagnosis of equipments’ failure and must ensure the smooth and normal operation in the building. • Supervise the monthly preventive maintenance schedule and corrective maintenance on assign equipment and see to it that all defective parts are replaced and back to normal condition. • Perform the routine inspection and monthly preventive of all fire fighting system such as jockey pumps, electric-driven fire pumps and engine diesel-driven fire pumps in all Exchanges and Head Office Building. • Responsible for data encoding, creation and completion of work orders of all the activities and asset / facility management thru the company’s Computerized Maintenance Management Software called Maximo SP. This has been migrated into PDA’s to give the flexibility of mobilization for the enhancements of our service to clients as per ISO 9001 standard operating procedures and practices.
