- Operations management - Oversee the day-to-day operations and maintenance of the building systems, including mechanical, electrical, plumbing, HVAC, security, life safety, etc. Ensure smooth functioning.- Budgeting and financial management - Prepare annual operating and capital budgets. Track expenses, manage contracts and negotiate vendor agreements to control costs. - Maintenance and repairs - Schedule and oversee regular maintenance, repairs and renovations. Manage maintenance technicians and contractors. - Sustainability and energy management - Implement energy efficiency initiatives and oversee waste management/recycling programs to reduce environmental impact.- Tenant relations - Address tenant issues, requests and coordinate with building engineering staff. Manage tenant improvements/build-outs.- Vendor management - Select, contract and manage relationships with service providers like cleaning, landscaping, waste, security, etc. - Regulatory compliance - Ensure building is compliant with all applicable codes, laws and regulations regarding fire, life safety, ADA, etc.- Leasing and rentals - May assist in leasing space, coordinating tenant move-ins/outs, collecting rent payments. - Record keeping - Maintain documentation of all building systems, assets, contracts, inspections, repairs for reference.- Emergency response - Develop response plans and coordinate with staff in event of emergencies, outages, weather events.- Staff management - Oversee building operations and maintenance staff. Conduct performance reviews, training.Implement effective document control systems for SOP s protocols, engineering documents, validation reports, etc.Ensure lab environmental condition like temperature, humidity, and particle levels are appropriately monitored and controlled.Continuously identify process improvements through risk-based approaches and ensure sustained compliance.

Support, guide, and manage direct reports on the daily operations of engineering, EVS, Biomedical Engineering, Emergency Management, and Construction. Oversee multiple construction projects and coordinate design, construction and IOR inspections in collaboration with OSHPD for necessary approvals. Provide administrative staff support, performance management, mentoring/coaching, team building, training and development for staff members in Engineering, Biomed, and Emergency Management Work with Medical Centers Management team to ensure all policies and procedures are in good standing and updated as required. Ensure ALL medical center compliance with Federal, State, and local regulatory requirements. Provide support, guidance, and advice to the Medical Centers Leadership and management team on daily operational issues. Logistics, Planning, Scheduling, and managing all major repairs and construction projects with Leadership and Clinical Directors. Ability to effectively influence leaders and labor relations, including but not limited to leaders, Human Resources and Union Leaders Responsible for ensuring the facility maintains compliance with TJC standards. This includes things like patient safety protocols, infection control, emergency preparedness, medication management, etc. oversaw the facility's accreditation and survey process with TJC.Accountable for the facility's compliance with OSHA regulations regarding workplace safety, hazard communications, injury/illness reporting, emergency plans, and staff training. This involved enforcing safe practices, documenting inspections/audits, and addressing any citations.

Manage and maintain over a 1m square foot of space including Hospital space, residential, research institute, Child and Family Development Center Ambulatory Surgery Center and MOB s. Provide Strategic direction, planning, and leadership for all aspects of departmental functions for the facilities department of the hospital, which includes Engineering Services, Biomedical Engineering, Security, Parking, and Patient Transportation. Manage and maintain preventive maintenance program to ensure facility is operating in working order to maintain a safe environment for patient, employees and visitors. Monitor flow and quality of work to assure timely completion of workload and adherence to facilities standards and regulations. Manage and ensure compliance with the Joint Commission, Department of Health, OSHPD, UST, EPA and AHJ (Authorities having jurisdiction). Monitor work performance and conduct performance for 50+ employees, meeting quarterly and reviewing progress of goals and objectives set for the year. Facilitate the selection and contract negotiations for consultants, contractors, and vendors. Coordinate and reviewed with the Administrative Director of Support Services any deviations on construction projects from the approved set of construction documents to ensure the intent of design was fulfilled by the contractor(s). Develop and maintain the appropriate Interim Life Safety Measure and Infection Control Risk Assessments to ensure compliance on active construction projects in the Hospital. Reported on construction projects to the Administrative Director of Support Services.

Directly oversaw all day-to-day construction activities at Saint John’s Health Center, which ranged over 500m in new and renovation Construction for the Owner. Managed all contractors associated with the Construction on Campus governed by OSHPD and or the authority having jurisdiction (DHS, building and Safety, OSHA) Managed all requirements by the city and state to ensure all construction conforms with regulatory requirements. Attended public hearings on behalf of the owner and presented design criteria to Architectural Review Board in accordance with the Development Agreement. Coordinate with the End User all potential impacts to minimize downtime and interruption to workflow. Managed the RFP process for multi prime contracts.
