-Personally responsible for the design of all the Funds residences that require major alterations which account for more than 300 properties to date located throughout Hudson County NJ, Manhattan and Brooklyn NY, many of which have broken local rental records. -Manage a talented team of professional architects and interior designers that are responsible for the design and approval phases of an average of 150 projects that run concurrently. -Assist with project management and construction administration to ensure that on site field conditions reflect original intended designs and approved filings.-Assist in the filing and approvals process with city agencies and local officials such as the NYC DOB, Landmarks and the Jersey City Historic Preservation Commission.-Creatively seek new filing strategies to expedite the approvals process to ensure the quickest turnaround of homes from point of acquisition to tenant leasing.-Oversee the coordination of multi-disciplinary professional consultants including architects, engineers, expeditors and contractors. -Responsible for the vetting, hiring, contract negotiations and invoice processing of consultant architects, engineers, expeditors, 3D renderers, and land use attorneys.-Produce detailed zoning analyses for newly acquired properties to explore sites maximum potential before developing a design program.-Created and help produce a quarterly newsletter/blog that showcases the funds completed high-end renovations through the perspective of the tenant with an emphasis on the beautiful neighborhoods they are located in. http://www.dixonadvisoryusa.com/blog/-Produced an elaborate, power point slide show and verbal presentation delivered to a group of 150 investors illustrating the process that Dixon Projects is responsible for in the redesign and renovations of the fund’s portfolio. - Assisted in developing an interior furniture staging program for all completed high-end renovations for leasing and marketing purposes.

As the northeast design professional for Hyundai Motor America my responsibilities included on-site surveys documenting existing conditions and designing conceptual floor plans, exterior elevations and hand sketched exterior perspectives for over 200 Hyundai dealerships spread across the entire northeast region of the U.S. Coordinated with dealer ownership, architects, contractors, engineers and HMA's regional and district rep's to lead the design direction for customized facility renovation plans tailored to individual dealer's site, building and budget. Personally responsible for acquiring seperate (renovation & new build) contracts for our office to be the developing architect for 16 dealers, within 20 months. Lead designer in office with projects varying from multi-family residential, commercial and off-site ER medical facilities.

Designed numerous projects ranging from individual townhouses to high-rise mixed use urban developments using innovative contextual design solutions guided by new urbanism principles. Gained experience designing creative cost effective, sustainable buildings. Responsible for all aspects of design phases from program analysis and schematic design to finished zoning & planning board submittal sets with rendered comprehensive site plans and 3D photo-realistic presentation renderings. Composed various power point presentations and presented project design solutions to clients, developers, zoning & planning board members, city council and mayors in cities including Hoboken, Jersey City & Newark, NJ. Generated working drawings for various residential and retail project types while supervising draftsmen and coordinating subcontractors, engineers, building managers and owners to meet critical project deadlines.
