I also work extremely hard to scout off-market options for my clients (resulting in off-market purchases for 20% of my clients last year). I minimize headaches for my sellers by putting my architectural design background to work, identifying which home improvement projects will yield the highest ROI and having open/honest conversations about their home's value. I pride myself on always providing my market expertise when asked - even if my answers are not what a seller wants to hear.
