Project Manager
CurrentResponsible for the oversight and coordination of each phase of the new construction and remodeling process of the SUBWAY locations within their territory, upon receiving information from the Leasing Team and to the project’s completion. Oversee and manage the development process of the SUBWAY locations along with its systems through project planning, bidding, awarding, budgeting, scheduling, construction, and delivery and ensure high quality in design and construction with limited amount of change orders • Walk through any proposed locations with Landlords, Brokers, Franchise Partner, Architect, Contractor to determine the feasibility of the location • Walk through chosen location with Landlords, Brokers, Franchise Partner, Architect, Contractor to ensure that Landlord work was performed as per Lease • Conduct Pre-Construction Meetings with Architects, Contractor, Franchise Partner, Landlord staff to ensure that the design, equipment and proposed schedule are in line with Lease terms, SUBWAY and Franchise Partner requirements• Review all Contractor bids on each project to ensure full scope of work, SUBWAY requirements and construction terms outlined in the executed Lease are represented in the bid • Confirm Franchise Partner has a fully executed construction contract with an OHCAL approved Contractor and Signage Company, which details the scope of work, timeline to completion, compliance with all existing rules and regulations, along with Lease terms • Facilitate meeting of Franchise Partner, Architect and/or Contractor to review full set drawings for final approval• Provide, in a timely manner, all necessary information to all parties involved from project start to completion keeping each project on track to meet OHCAL MidAtlantic, LLC, SUBWAY and Lease opening and remodeling timelines. This includes the Supervisor, Broker, Landlord, Franchise Partner, Architect, FWH Coordinator, Contractor, Signage Company, Coca-Cola, OHCAL Mid-Atlantic, LLC Operations
