Transforming Lippo Group's property function, I am responsible for managing and monitoring the 60.000.000 m2 of the five real estate and urban development in Karawaci, Karawang, Cikarang, Makassar, and Manado. My work includes:1. Analyze existing workflows, identify inefficiencies, and implement tailored solutions to streamline processes and drive business growth2. Led a cross-functional team to restructure the organization's hierarchy, improving communication channels and decision-making processes.3. Implement a performance measurement system that enhanced accountability and transparency across divisions.4. Pioneer bold and breakthrough initiatives in identifying root causes of service issues, develop action plans, and execute rapid and effective solutions to drive operational efficiency and service excellence.5. Create a circular township framework and implement sustainability initiatives including action plans for de-carbonising the townships. Collaboration with Engie Impact and Rekosistem.6. Implement a comprehensive township technology plan 'Everything from your Hand', including but not limited to route checkpoints, customer service needs, emergency handling and improve internal team operations and response time. Partnered with Softbank and Telkom IOT.7. Unlock untapped potential and boost financial performance through a series of finance-driven tactics resulting in an increase in revenue and EBITDA growth.Through adapting geographic information system mapping, digital approaches, and sustainable urbanism principles.

Led the development and enhancement of the urban environment, structural functionality, and attractiveness of 1400Ha Lippo Village Karawaci through 5 operating departments.1. Secured and executed IDR70bn regeneration projects to transform Lippo Village into a human-centric and commercial-friendly township2. Completed activation of a total of 20.000 m2 idle green area to be seen, enjoyed and visited by all ages3. Refined the guidelines and processes for home construction, renovation, and commercial construction4. Improved safety and overall experience of pedestrian and cyclist through rejuvenation of 50km pedestrian way and bike lane, pelican crossing, and belisha beacon/amber lights.Headed new sustainable urban initiatives on micro-mobility transportation, big data science, and urban sensors technology, which led to Lippo Village winning the Best Township in the 6th PropertyGuru Indonesia Property Awards 2020.

Refined the masterplan design of 1400 Ha Lippo Village Karawaci. Leading new identity, landuse rearrangement, transport planning, as well as placemaking project to the 25 years old township with an aim to enhance livability, connectivity, and character of Lippo Village. Liaised closely with renowned international masterplan consultants: Skidmore, Owings & Merrill (SOM).

Under the supervision of David Syme, I work on an MRP project to redesign the Mount Square in Acton Central, London. Activation of this central public space would lead to a multiplier effect of social and economic benefits for the suburban neighbourhood.The project aim to tackle the challenges of inefficiencies of an urban public space in a lesser density area.

As an interior planner in the Store Concept department shape my knowledge on block planning, circulation, and design based on calculation and requirements.I Design mutilple dept stores with an area of 6000-9000 m2 across Indonesia.

Involved in several commercial and mixed-use buildings and assisted the team in interior and architectural design, 3D models, and construction drawings. Guided by the design director himself, Ivan Priatman LEED AP BD+C, I learned a lot about energy efficiency and sustainable green building design principles.
